The Brandon default
20 Yard Dumpster Rental in Brandon, FL
The box we deliver most, because it matches the job this town produces most: a whole-house declutter or a multi-room remodel in a 1970s slab house that has never been emptied. It takes the garage, the lanai and every closet without becoming a container you have to ration, and it still leaves room to park on an ordinary suburban driveway. If you are between two sizes and the material is household rather than masonry, this is the one to take.
A 20 yard roll-off is roughly twenty-two feet long, eight feet wide and about four and a half feet tall, which is six to eight pickup loads. The sides stay low enough to load over the rim from the ground, and the length is the only thing worth checking before delivery. On a flat Brandon driveway that is rarely a problem. This is the size we keep most of on the yard, and the one we would bring if you called and simply said the whole house is going out.

Why people choose the 20 yard
The 20 is the Brandon default because the Brandon default job is a house being emptied or reworked all at once. This town filled up in a single decade — 12,749 people in 1970, 41,826 by 1980, a 228 percent increase — and it has grown only about 11 percent across the 2010s against a 2020 count of 114,626. That means an enormous number of houses of almost exactly the same age, all reaching the point where the original kitchen, the original bathrooms, the carpet and the closets get dealt with properly for the first time. When that happens, it does not happen in one room. Cabinets, counters, carpet and pad, doors, closet fittings, aluminum window frame, ceiling texture and about forty years of stored material come out over the same fortnight. That load is bulky rather than dense, so it fills volume long before it builds weight, and a 20 handles it comfortably while still leaving space on the driveway to get a car past. Order this one when you are not sure.
The second reason it fits Brandon so well is the shape of the houses. These are slab-on-grade homes with no basement and no cellar stair, which means the storage happened in the garage and on the lanai. Between them those two spaces hold what a northern house would keep downstairs, and after thirty or forty years in the same family that is a serious volume: shelving, tools, paint, camping gear, a chest freezer, bicycles, patio furniture, planters, a grill and the indoor-outdoor carpet somebody laid over the slab in the nineties. Both open directly onto the driveway, so the container goes on the concrete with the tailgate facing the garage and the whole job becomes a twenty-foot carry rather than a stair. That is the one genuine advantage of the local housing stock, and it is why a 20 yard on a Brandon drive fills faster than the same box would anywhere with a cellar to empty first. It also explains why people underestimate the volume when they book: the garage looks like one room and behaves like three.
Weight is where a 20 needs watching, and the thing to watch is not furniture. It is anything dense that gets tipped in on top of a light load. Tile set in a mortar bed, a broken patio slab, pavers, block, a load of soil from a bed being redone, or roof tile will take a container that was comfortably within its payload and put it over. So will rain. Roughly thirty inches falls across June to September in near-daily afternoon storms, and cardboard, carpet, mattresses and upholstery absorb it and hold it. A load that would have gone out at a comfortable weight on a dry Tuesday can be over it by the weekend without a single extra item added. Keep a tarp on it, and if the job produces rubble as well as household material, take a small second box for the dense part. Hillsborough charges a surcharge of twice the posted rate on mixed loads, so separating the two is usually cheaper than combining them, not more expensive.
It is worth measuring the 20 against the county’s own alternatives, because they are the comparison people actually make. Hillsborough collects bulky household items at the curb by appointment through Solid Waste on (813) 272-5680, priced by the item at roughly $30 to $50 apiece, with cardboard counted twenty boxes to the item. The Community Collection Centers give a household 10 cubic yards of bulky waste a year free, self-unloaded by hand, with dump trailers explicitly not allowed. A single 20 yard container is twice that entire annual allowance in one drop, on your own driveway, with the material handled once. And neither county route takes construction and demolition debris at all, so the moment cabinets or flooring come out, the curbside option closes entirely. That is why the 20 is the box that ends up on most Brandon driveways: not because it is the biggest, but because it is the one that matches the job. Set the county’s published numbers beside a single container on your own concrete and the comparison stops being close.

Will it fit?
At around twenty-two feet, the 20 is the first size where length is worth a thought before delivery day, though on a flat Brandon driveway it usually sits without any difficulty and still leaves room to get past. We want roughly 60 feet of straight approach for the truck to line up and back, about ten and a half feet of working width, and 20 feet or more of overhead clearance for the hoist. In this town the overhead is the thing to check: a mature live oak limb or the service drop into the house is a far more common obstacle than any grade. Cars, boat trailers and stacks of pavers need to be moved before we arrive. The surface decides the rest. Myakka fine sand is very poorly to poorly drained with a water table at depths of less than 18 inches for one to four months in most years, so in the wet season the lawn and the swale will not carry several tons. Concrete rather than grass, with plywood under the wheels and rails on every set. On placement, Florida works from NFPA 1 rather than the International Fire Code, and we keep containers clear of the house, the eaves, the meter and the AC condenser as a matter of practice. If any part of it will sit in the street or the county swale, that is county right-of-way and the desk is Development Services on (813) 272-5600.
Before delivery, move cars and bins, mark irrigation heads and septic lids, and tell us about new concrete, soft or made ground, a low spot that holds water after an afternoon storm, or a service drop hanging under a live oak. Myakka fine sand drains poorly and the water table sits under 18 inches for one to four months in most years, so in the rainy season a lawn or an unpaved verge is not a load-bearing surface — the driveway is. Plywood goes under every wheel and under both rails as standard. Our delivery and driveway protection guide and our Brandon placement and permit guide cover the rest.

Why is the 20 the one you recommend most?
Because it matches the job Brandon produces most. This is a suburb that filled up in the 1970s and 1980s, so the common local job is a whole-house declutter or a multi-room remodel in a slab house that has never been emptied, and that load runs to volume rather than to weight. A 20 takes the garage, the lanai and the closets without you having to ration space, and it still leaves room on the driveway. It is also the size we hold most of on the yard, which is what makes a same-day set realistic. If you call and describe the pile, this is usually the box we would bring.
Will it fit on my driveway?
On most Brandon lots, yes. At around twenty-two feet it needs more room than a 15, but these are flat suburban driveways rather than hillside drives and length is rarely the problem. What we check is the approach and the overhead: about 60 feet to line up and back, roughly ten and a half feet of width, and 20 feet of vertical clearance for the hoist. Live oak limbs and the service drop are the usual obstacles. Move cars and trailers before we arrive. We will not set a loaded container on grass or in the swale, because sandy soil with a shallow water table will not carry it in the wet season.
What if I fill it before I finish?
Call the yard and we will swap it, usually quickly, because Brandon, Valrico, Riverview, Seffner, Dover and Bloomingdale are all short runs from our yard on S Parsons Ave. That said, it is worth being honest at booking about how much house is going out, because a swap costs more than ordering the right box first time. If the whole house is being emptied, particularly an estate job where the garage has fifty years in it, the 30 is usually the better starting point. If the job is a remodel with a defined scope, the 20 is right and a swap is unlikely. Ring us on (813) 773-2486.
Can I put concrete or tile in it?
A small amount, if you tell us. A large amount, no, and not because of space. Dense material reaches a lawful payload while the container still looks half empty, so a 20 with a patio slab in it becomes a box that cannot legally leave your driveway. Hillsborough also applies a surcharge of twice the posted rate on mixed loads, because the county burns most of its garbage and separates processable from non-processable material at the scale. The cheaper arrangement on a job producing both is a 10 yard for the rubble alongside the 20 for everything else. Tell us the split when you book.
How long can I keep it?
As long as the job honestly needs on private ground. Most whole-house declutters run across two or three weekends, and we would rather leave the box in place than have you working against a pickup date. Call when you want it collected and we will fit it into the route. Keep a tarp on it while it stands: roughly thirty inches of rain falls across June to September in near-daily afternoon storms, and cardboard, carpet, mattresses and upholstery soak it up and hold it. Water is weight you pay to haul. If the container has to sit in the street or the county swale, check with Development Services on (813) 272-5600 first.
